Do I Need Planning Permission for a Wooden Garage or Timber Carport?
In most cases, timber garages and carports fall under permitted development rights, meaning you won’t need to apply for planning permission—as long as certain conditions are met:
- The building must not be located forward of the main front wall of your house.
- It must be single-storey with:
- Maximum eaves height of 2.5 metres
- Maximum overall height of 4 metres for a dual-pitched roof, or 3 metres for any other type of roof
- If built within 2 metres of a boundary, the structure’s maximum height must not exceed 2.5 metres
- No balconies, verandas, or raised platforms (platforms must not exceed 0.3 metres)
- No more than 50% of the land surrounding the “original house”* may be covered by additions
- In National Parks, AONBs, The Broads, and World Heritage Sites, outbuildings located more than 20 metres from the house are limited to 10 square metres
- On designated land, any structure built at the side of the house requires planning permission
- Listed buildings always require planning permission for any outbuilding
“Original house” refers to the house as it was first built, or as it stood on 1 July 1948 if it was built before that date. Previous extensions by former owners count towards development limits.
“Designated land” includes National Parks, the Broads, Areas of Outstanding Natural Beauty, conservation areas, and World Heritage Sites.
